Let's assume 3,000 houses for sale after the social housing is built and a generous £40K profit per house.That's £120 million to spend on infrastructure, transport solutions, community centre, health care centre, facilities for older & disabled people, schools, high street, sports facilities etc. etc.
Up to 5 new schools required at say £5 million each - £25 million
Community Centre - £3 million minimum
Health Care Facilities - anywhere from £5 to £10 million
Estate Roads & Infrastructure - minimum of £20 million
Green Parks, Allotments etc. - £2 million
Olympic Swimming Pool - £25 million
Sports Facilities - £5 million
Basic 20,000 seater Football Stadium - £50 million
Transport Link off Junction 10 through to Dunstable - £100 to 200 million
High Street - minimum of £5 million
Total £235 to £340 million

It's clear - the only way this crazy scheme could ever work is with houses only. All the "extras" would never get built
